LFB was engaged by a repeat client to arrange construction financing for the final buildout of their larger single-family development. At time of financing, the project had a successful history of home closings, in addition to several pre-sold homes within the buildout phase of the community.
The project offers spacious homesites ranging from 1 to 15 acres, each with their own panoramic views. The homes range in size from 2,726 to 3,860 square feet and offer both single and two-story floorplans. Given the natural topography of the site, many of the homes feel private and secluded from each other, all while being part of the same gated development.
From a leverage standpoint, LFB was able to secure 75% LTV, which equated to roughly 82% LTC. The financing was non-recourse and offered enough loan term to build and sell the remaining 21 homes.
LFB is actively working with this client on several projects in Montana and Idaho.
